Introduction


The Iron Triangle in construction - also known as the triple constraint - represents the inseparable relationship between Scope (or Quality), Cost, and Time. A change to one constraint inevitably forces a change to at least one of the others, making it a critical tool for managing project balance, risks, and client expectations.


Our role is to act as the Owner's advocate throughout the design and construction process by providing independent oversight, coordination, and project management support to help ensure the project is delivered in alignment with the Owner's objectives for quality, schedule, budget, and overall execution.

Design Development Review and Compliance


During the Design Development (“DD”) phase, we will perform an independent review of the developing design documents to assist the Owner in identifying potential concerns, ADA Compliance, Fair Housing Act requirements, coordination issues, constructability considerations, and budget impacts prior to completion of the Construction Documents.

Construction Document Review


During completion of the Construction Documents (“CD”) phase, we will review the progressing permit and bid documents for coordination, completeness, consistency, and constructability prior to issuance for permitting and construction. 

Construction Observation and Administration


Throughout the construction phase, we will provide ongoing Owner representation services intended to monitor project progress, maintain communication among project stakeholders, and assist the Owner with construction oversight and documentation management.
